Local Trade Idea - Shaftesbury Capital (SHC) - BUY

By Peet Serfontein & Motheo Tlhagale

We initiate a long position with a target price of R37.50 and recommend a stop-loss at R30.00.

Shaftesbury Capital plc is a United Kingdom (UK)-listed mixed-use real estate investment trust (REIT) focused on London's West End. The company owns and manages a diversified portfolio of retail, hospitality, office and residential properties across prime destinations including Covent Garden, Soho, Carnaby Street and Chinatown.

With rental income generated from shops, restaurants, cafes, offices and residential units, the company provides investors with exposure to some of London's highest-footfall commercial districts and benefits from a diverse tenant base across the retail, leisure and office sectors. Its portfolio is concentrated in central London, making shareholder returns closely linked to tourism, consumer spending, office demand and property market conditions in the West End.

Technically, the price trading near a major high-volume zone makes the share an interesting long candidate, as areas with significant historical trading activity often provide support during pullbacks (see insert on the main chart). At current levels, the share remains well above its period low and is positioned near the upper end of a key trading range, suggesting that a sustained move through higher-volume resistance areas could strengthen the bullish case and support a push towards previous highs.

A history of rebounds following weak periods supports the trade idea, with SHC having delivered positive returns after several prior years of negative performance. While past recoveries do not guarantee a similar outcome, the recurring pattern suggests the potential for a rebound following the share's recent underperformance, supporting a constructive outlook.

The share has recently broken above its 200 day simple moving average (SMA) at R30.45, a widely followed indicator of the long term trend. This move suggests that the broader price structure is improving and could signal a shift in market sentiment, with the 200 day SMA potentially becoming a support level on future pullbacks. A sustained hold above this level, particularly if accompanied by stronger momentum and volume, would provide further confirmation of the bullish outlook.

Strong earnings and dividend growth is expected over the forecast period, supported by the quality of the portfolio (enhanced by its unique assets, which have proven to be resilient throughout economic cycles), the experienced and focused management team, as well as its long-term growth prospects combined with prudent risk management and a strong capital structure.

Buy/sell rationale

Technical analysis:

    • The bullish duration indicator supports a constructive outlook by measuring how long a bullish trend remains established rather than forecasting a specific price target. Stable or rising readings suggest that positive market conditions are persisting, while previous recoveries in the indicator have often coincided with renewed periods of strength. Although not a standalone buy signal, it provides additional support for the bullish case when considered alongside other supportive technical indicators.
    • Fading downside momentum in the Moving Average Convergence Divergence (MACD) histogram supports the trade idea, as the shrinking negative bars suggest that selling pressure is easing and bearish momentum is losing strength. While this remains an early indication rather than confirmation of a trend reversal, continued improvement in the histogram, particularly towards the zero line, would strengthen the case for a recovery and a more constructive outlook.
    • The recent upward trend in the On-Balance Volume (OBV) indicator supports a positive view on the share, as it suggests that buying volume has been outweighing selling volume, pointing to increasing accumulation and investor demand.
    • Our entry range is between R31.50 to R32.50 with an upside target set at R37.50 (+17.6% from current levels).
    • A price below R30.00 (-5.9% from current levels) is a major concern for downside potential and is recommended as a stop-loss.
    • Time to exit is early January 2027. Keep the option open to close the trade if the price reaches our profit target in a shorter time.

Long-term fundamental view:

    • Shaftesbury Capital holds a secondary listing on the JSE but operates exclusively in the UK, where it owns and manages a concentrated portfolio of retail, leisure, hospitality, and residential properties across London's West End.
    • The group delivered a strong first-half performance, supported by robust operational momentum across its portfolio. Growth in rental income, earnings, dividends, property valuations and net tangible assets was underpinned by high activity levels across its estates, low vacancy rates, healthy footfall, strong customer sales and leasing demand.
    • The like-for-like increase in portfolio value was driven by rental value growth and stable yields, while underlying earnings (+8.3%) rose as higher rental income and lower finance costs boosted profitability. Reflecting this progress, the company reported double-digit dividend growth, tracking ahead of full-year expectations, and reported a total property return that outperformed both the MSCI UK Property Index and MSCI Total Return Index.
    • The portfolio also retains significant reversionary potential, with ~£62 million (28%) of embedded reversion still to be captured, which management expects to support total property returns of 7% to 9% and total asset returns of 8% to 10% per annum over the medium term.
    • The group maintains a low-leverage balance sheet, with a loan-to-value ratio of ~16%, underpinning balance sheet strength and operational resilience, and providing access to safe-haven real estate cash flows.
    • The West End structural tailwind remains compelling: supply constraints, strong international tourism, and resilient footfall underpin rental growth, while the portfolio's embedded reversion provides a visible path to value creation independent of broader market conditions.
    • For South African investors, Shaftesbury Capital provides attractive hard-currency exposure via its JSE secondary listing, with 100% of earnings generated in sterling, making it a useful rand hedge within a diversified portfolio.
    • Risks to the fundamental view include persistent inflation leading to higher interest rates, a potential economic downturn reducing occupier demand and rental growth, delays in development planning, increased financing costs given the portfolio's relatively low initial yield, and tenant covenant risk from exposure to independent retailers.
